Our family welcome you to experience the charm of Lakeland from within a working fell farm with its origins in the 16thC. We have 5 double/twin en suite rooms, 3 with baths, each having a spectacular view across Derwentwater. Enjoy our traditional English farmhouse breakfast and relax in the original oak-beamed lounge. A permissive footpath runs through the farm to the nearby picturesque Ashness Bridge and stunning vista of Surprise View.

Leisure pool in Keswick approximately 3 miles away. Derwentwater is only 1 mile from us for boating (sailing/kayaking/pleasure boats for hire/water bus service). Children welcome from any age.

By road, from the intersection of the A66 with the M6 jct 40, take the A66 west to Keswick until reaching the roundabout at the end of a stretch of dual carriageway, approximately 17 miles.
Take the first exit off the roundabout onto the B5271 and continue onto the T-junction at the end of this road, approximately 0.3 miles.
Turn left and continue on the B5271 towards Keswick for 0.3 miles until reaching a mini-roundabout.
Turn right onto the B5289 signposted Borrowdale and follow the road. Go straight on at the first mini-roundabout, approximately 1 mile and turn right at the next mini-roundabout, 0.25 miles, continuing on the B5289.
Follow for 0.75 miles and fork left, signposted Ashness Bridge/Watendlath, 0.6 miles up this road you will pass over the narrow Ashness Bridge and the left turn into the farm drive is approximately 0.3 miles after crossing Ashness Bridge.

Total journey time from M6/A66 junction approximately 30 minutes, 20 miles.

    “Generally very good but see note below.”

    The lady running the establishment is friendly and she is doing wonders to furnish and fit out the old farmhouse whilst retaining its character. However, she is not well organised for breakfasts. With ten guests, arriving at the specified 8.30 the last one does not get served until 10.00 a.m! This is not acceptable for people wanting to set out on the hills. She clearly needs help and advice about this. I believe she has farming tasks to attend to first thing, hence the 8.30 start but I think she also needs to be much better organised in the kitchen. For this reason only I probably would not stay there again, which is a great pity.

    Sorry breakfast took so long. I like to have everyone served before 9.30. Even though I ask for breakfast orders the night before not all do this and then some change! I like it to be cooked to order and most guests like to have a relaxed breakfast as they are on holiday. I am flexible on the time and can do an earlier breakfast if requested. Thank you.
