High Ground is a spectacularly located Arts and Crafts house designed by MH Baillie Scott (who also designed 'Blackwell' near Ambleside, now owned by the Lakeland Arts Trust) sitting in private grounds of just over an acre with wonderful views down the Borrowdale Valley and towards Derwentwater. The house sleeps up to 8 people in 4 bedrooms with 2 en-suite shower rooms and a family bathroom with cast iron slipper bath. A large flat lawn to the front rolls off into a natural oak copse with red squirrels and numerous woodland birds.
A glazed porch allows wonderful views across the grounds to the valley, fells and lake.
The oak front door leads into a slate flagged hallway with a built in settle giving somewhere to sit and remove boots. A short flight of stairs leads to the bedrooms.
The large living room has oak beams, an inglenook fireplace with wood-burning stove, built in settles, wood panelling and an oak floor, all adding to the atmosphere. There is a long window seat with glorious views towards the lake and the Borrowdale Valley.
A couple of steps leads down to the Dining Area with the original oak table and built in settle on 3 sides.
Each of the 4 bedrooms has a window seat and a slate fireplace and is en-suite to one of 2 wet rooms, lined with riven slate.
There is a large family bathroom with cast iron slipper bath, window seat and fireplace. Back stairs lead down into the fully fitted kitchen with all the things you would expect to find along with an Esse wood-burning range.

Follow the A66 west towards the west/north lakes, and proceed to Keswick.
There are two different routes to the cottage, either down the east side of the lake or the west side via Portinscale.
East Side Route:
At Keswick, take the second exit off the A66. You reach a T junction, turn left, when you reach the 1st mini roundabout turn right. Follow the signs for the B 5289 towards Borrowdale out of the town centre, going straight on at the next roundabout by Bell St Car Park Turn right at the next roundabout where you'll see Grange signposted
Follow the road alongside the lake. After about 4 miles, turn right over the bridge into Grange in Borrowdale. Follow the road through the village and carry on passed the Borrowdale Gates Hotel on your right.
Passing Manesty cottages on the left and then Low Manesty Caravan site on the right.
Continue on up the hill passing a postbox in the wall on the right.
Shortly afterwards on the left, you will see a wooden sign on a tree with the names Scalethorns,The Coppice, High Ground and Fellside. Go up the driveway,Please drive carefully as there are several red squirrels that are often playing on the drive. Pass 'Scalethorns' on the right and 'The Coppice' on the left. The gate into High Ground is on the right before the 2nd cattle grid. Please ensure the gate on the drive is closed at all times, sheep tend to wander in sometimes !
West Side Route:
Stay on the A66 passed the 3rd exit to Keswick, after about half a mile there's a turning left to Portinscale. Follow the road through the village.
NB ! There are often a lot of pheasants on this road, please drive carefully ! Follow the road for approximately 4 miles, passing Gutherscale, here there's a sharp up hill hairpin bend and the road runs up and along the sides of Catbells, the road is narrow here with a steep drop off on the left hand side so please take care. You'll reach a house called 'Brackenburn' on your right, after a couple of hundred yards after the bend in the road watch out for the drive running up hill on your right. Take the drive uphill and follow directions as above.
